Why Right Now May Be the Time to Sell Your Huntersville House

Never pay 6% To Sell Your Charlotte Area Home.  Talk to US first.

Why Right Now May Be the Time to Sell Your House | MyKCM

The housing market made an incredible recovery in 2020 and is now positioned for an even stronger year in 2021. Record-low mortgage interest rates are a driving factor in this continued momentum, with average rates hovering at historic all-time lows.

According to the latest Realtors Confidence Index Survey from the National Association of Realtors (NAR), buyer demand across the country is incredibly strong. That’s not the case, however, on the supply side. Seller traffic is simply not keeping up. Here’s a breakdown by state:Why Right Now May Be the Time to Sell Your House | MyKCMAs the maps show, buyer traffic is high, but seller traffic is low. With so few homes for sale right now, record-low inventory is creating a mismatch between supply and demand.

NAR also just reported that the actual number of homes currently for sale stands at 1.28 million, down 22% from one year ago (1.64 million). Additionally, inventory is at an all-time low with 2.3 months supply available at the current sales pace. In a normal market, that number would be 6.0 months of inventory – significantly higher than it is today.

What does this mean for buyers and sellers?

Buyers need to remain patient in the search process. At the same time, they must be ready to act immediately once they find the right home since bidding wars are more common when so few houses are available for sale.

Sellers may not want to wait until spring to put their houses on the market, though. With such high buyer demand and such a low supply, now is the perfect time to sell a house on optimal terms.

Bottom Line

The real estate market is entering the year like a lion. There’s no indication it will lose that roar, assuming inventory continues to come to market.

5 Tips for Huntersville NC Homebuyers Who Want to Make a Competitive Offer

Carolina Living Real Estate believes every family should feel confident when buying and selling a home.

5 Tips for Homebuyers Who Want to Make a Competitive Offer | MyKCM

Today’s real estate market has high buyer interest and low housing inventory. With so many buyers competing for a limited number of homes, it’s more important than ever to know the ins and outs of making a confident and competitive offer. Here are five keys to success for this important stage in the homebuying process.

1. Listen to Your Real Estate Agent

A recent article from Freddie Mac offers guidance on making an offer on a home in today’s market. Right off the bat, it points out how emotional this can be for buyers and why trusted professionals can help you stay focused on the most important things:

“Remember to let your homebuying team guide you on your journey, not your emotions. Their support and expertise will keep you from compromising on your must-haves and future financial stability.”

Your real estate professional should be your primary source for answers to the questions you have when you’re ready to make an offer.

2. Understand Your Finances

Having a complete understanding of your budget and how much house you can afford is essential. The best way to know this is to reach out to your lender to get pre-approved for a loan early in the homebuying process. Only 44% of today’s prospective homebuyers are planning to apply for pre-approval, so be sure to take this step so you stand out from the crowd. It shows sellers you’re a serious, qualified buyer and can give you a competitive edge if you enter a bidding war.

3. Be Ready to Move Quickly

According to the Realtors Confidence Index, published monthly by the National Association of Realtors (NAR), the average property being sold today is receiving more than three offers and is only on the market for a few weeks. These are both results of today’s competitive market, showing how important it is to stay agile and vigilant in your search. As soon as you find the right home for your needs, be prepared to work with your agent to submit an offer as quickly as possible.

4. Make a Fair Offer

It’s only natural to want the best deal you can get on a home. However, Freddie Mac also warns that submitting an offer that’s too low can lead sellers to doubt how serious you are as a buyer. Don’t submit an offer that will be tossed out as soon as it’s received. The expertise your agent brings to this part of the process will help you stay competitive:

“Your agent will work with you to make an informed offer based on the market value of the home, the condition of the home and recent home sale prices in the area.”

5. Be a Flexible Negotiator

After submitting an offer, the seller may accept it, reject it, or counter it with their own changes. In a competitive market, it’s important to stay nimble throughout the negotiation process. Your position can be strengthened with an offer that includes flexible move-in dates, a higher price, or minimal contingencies (conditions you set that the seller must meet for the purchase to be finalized). There are, however, certain contingencies you don’t want to forego. Freddie Mac explains:

“Resist the temptation to waive the inspection contingency, especially in a hot market or if the home is being sold ‘as-is’, which means the seller won’t pay for repairs. Without an inspection contingency, you could be stuck with a contract on a house you can’t afford to fix.”

Bottom Line

Today’s competitive market makes it more important than ever to make a strong offer on a home, and a trusted expert can help you rise to the top along the way.

Are We About to See a New Wave of Foreclosures? NO

Your Huntersville Realtor For Life

Huntersville Real Estate | Carolina Living Real Estate

With all of the havoc being caused by COVID-19, many are concerned we may see a new wave of foreclosures. Restaurants, airlines, hotels, and many other industries are furloughing workers or dramatically cutting their hours. Without a job, many homeowners are wondering how they’ll be able to afford their mortgage payments.
In spite of this, there are actually many reasons we won’t see a surge in the number of foreclosures like we did during the housing crash over ten years ago. Here are just a few of those reasons:

The Government Learned its Lesson the Last Time

During the previous housing crash, the government was slow to recognize the challenges homeowners were having and waited too long to grant relief. Today, action is being taken swiftly. Just this week:
  • The Federal Housing Administration indicated it is enacting an “immediate foreclosure and eviction moratorium for single family homeowners with FHA-insured mortgages” for the next 60 days.
  • The Federal Housing Finance Agency announced it is directing Fannie Mae and Freddie Mac to suspend foreclosures and evictions for “at least 60 days.”

Homeowners Learned their Lesson the Last Time

When the housing market was going strong in the early 2000s, homeowners gained a tremendous amount of equity in their homes. Many began to tap into that equity. Some started to use their homes as ATM machines to purchase luxury items like cars, jet-skis, and lavish vacations. When prices dipped, many found themselves in a negative equity situation (where the mortgage was greater than the value of their homes). Some just walked away, leaving the banks with no other option but to foreclose on their properties.
Today, the home equity situation in America is vastly different. From 2005-2007, homeowners cashed out $824 billion worth of home equity by refinancing. In the last three years, they cashed out only $232 billion, less than one-third of that amount. That has led to:
  • 37% of homes in America having no mortgage at all
  • Of the remaining 63%, more than 1 in 4 having over 50% equity
Even if prices dip (and most experts are not predicting that they will), most homeowners will still have vast amounts of value in their homes and will not walk away from that money.

There Will Be Help Available to Individuals and Small Businesses

The government is aware of the financial pain this virus has caused and will continue to cause. Yesterday, the Associated Press reported:
“In a memorandum, Treasury proposed two $250 billion cash infusions to individuals: A first set of checks issued starting April 6, with a second wave in mid-May. The amounts would depend on income and family size.”
The plan also recommends $300 billion for small businesses.

Bottom Line

These are not going to be easy times. However, the lessons learned from the last crisis have Americans better prepared to weather the financial storm. For those who can’t, help is on the way.

The 2020 Real Estate Projections That May Surprise You

The 2020 Real Estate Projections That May Surprise You | MyKCM

This will be an interesting year for residential real estate. With a presidential election taking place this fall and talk of a possible recession occurring before the end of the year, predicting what will happen in the 2020 U.S. housing market can be challenging. As a result, taking a look at the combined projections from the most trusted entities in the industry when it comes to mortgage rates, home sales, and home prices is incredibly valuable – and they may surprise you.

Mortgage Rates

Projections from the experts at the National Association of Realtors (NAR), the Mortgage Bankers Association (MBA), Fannie Mae, and Freddie Mac all forecast mortgage rates remaining stable throughout 2020:The 2020 Real Estate Projections That May Surprise You | MyKCMSince rates have remained under 5% for the last decade, we may not fully realize the opportunity we have right now.
Here are the average mortgage interest rates over the last several decades:
  • 1970s: 8.86%
  • 1980s: 12.70%
  • 1990s: 8.12%
  • 2000s: 6.29%

Home Sales

Three of the four expert groups noted above also predict an increase in home sales in 2020, and the fourth sees the transaction number remaining stable:The 2020 Real Estate Projections That May Surprise You | MyKCMWith mortgage rates remaining near all-time lows, demand should not be a challenge. The lack of available inventory, however, may moderate the increase in sales.

Home Prices

Below are the projections from six different expert entities that look closely at home values: CoreLogic, Fannie Mae, Ivy Zelman’s “Z Report”, the National Association of Realtors (NAR), Freddie Mac, and the Mortgage Bankers Association (MBA).The 2020 Real Estate Projections That May Surprise You | MyKCMEach group has home values continuing to improve through 2020, with four of them seeing price appreciation increasing at a greater pace than it did in 2019.

Is a Recession Possible?

In early 2019, a large percentage of economists began predicting a recession may occur in 2020. In addition, a recent survey of potential home purchasers showed that over 50% agreed it would occur this year. The economy, however, remained strong in the fourth quarter, and that has caused many to rethink the possibility.
For example, Goldman Sachs, in their 2020 U.S. Outlook, explained:
“Markets sounded the recession alarm this year, and the average forecaster now sees a 33% chance of recession over the next year. In contrast, our new recession model suggests just a 20% probability. Despite the record age of the expansion, the usual late-cycle problems—inflationary overheating and financial imbalances—do not look threatening.”

Bottom Line

Mortgage rates are projected to remain under 4%, causing sales to increase in 2020. With growing demand and a limited supply of inventory, prices will continue to appreciate, while the threat of an impending recession seems to be softening. It looks like 2020 may be a solid year for the real estate market.

3 Powerful Reasons To Buy Your Huntersville Home NOW

3 Powerful Reasons to Buy a Home Now

3 Powerful Reasons to Buy a Home Now | MyKCM

Whether you are a first-time buyer or looking to move up to the home of your dreams, now is a great time to purchase a home. Here are three major reasons to buy today.

1. Affordability

Many people focus solely on price when talking about home affordability. Since home prices have appreciated throughout the past year, they assume homes are less affordable. However, affordability is determined by three components:
  • Price
  • Wages
  • Mortgage Interest Rate
Prices are up, but so are wages - and interest rates have recently dropped dramatically (see #2 below). As a result, the National Association of Realtors’ (NAR) latest Affordability Index report revealed that homes are MORE affordable throughout the country today than they were a year ago.
“All four regions saw an increase in affordability from a year ago. The South had the biggest gain in affordability of 6.9%, followed by the West with a gain of 6.0%. The Midwest had an increase of 5.8%, followed by the Northeast with the smallest gain of 1.8%.”

2. Mortgage Interest Rates

Mortgage rates have dropped almost a full point after heading toward 5% last fall and early winter. Currently, they are below 4%.
3 Powerful Reasons to Buy a Home Now | MyKCMAdditionally, Fannie Mae recently predicted the average rate for a 30-year fixed mortgage will be 3.7% in the second half of 2019. That compares to a 4.4% average rate in the first quarter and 4% in the second quarter.
With mortgage rates remaining near historic lows, Fannie Mae and others have increased their forecasts for housing appreciation for the rest of the year. If home price gains are about to re-accelerate, buying now rather than later makes financial sense.

3. Increase Family Wealth

Homeownership has always been recognized as a sensational way to build long-term family wealth. A new report by ATTOM Data Solutions reveals:
“U.S. homeowners who sold in the second quarter of 2019 realized an average home price gain since purchase of $67,500, up from an average gain of $57,706 in Q1 2019 and up from an average gain of $60,100 in Q2 2018. The average home seller gain of $67,500 in Q2 2019 represented an average 33.9 percent return as a percentage of original purchase price.”
The longer you delay purchasing a home, the longer you are waiting to put the power of home equity to work for you.

Bottom Line

With affordability increasing, mortgage rates decreasing, and home values about to re-accelerate, it may be time to make a move. Let’s get together to determine if buying now makes sense for your family.

Before Buying Your Huntersville Dream Home: Know What You Want vs. What You Need!

Before You Look for Your Dream Home: Know What You Want vs. What You Need! | MyKCM

In this day and age of being able to shop for anything anywhere, it is really important to know what you’re looking for when you start your home search.
If you’ve been thinking about buying a home of your own for some time now, you’ve probably come up with a list of things that you’d LOVE to have in your new home. Many new homebuyers fantasize about the amenities that they see on television or Pinterest, and start looking at the countless homes listed for sale through rose-colored glasses.
Do you really need that farmhouse sink in the kitchen to be happy with your home choice? Would a two-car garage be a convenience or a necessity? Could the "man cave" of your dreams be a future renovation project instead of a make-or-break right now?
The first step in your home buying process should be getting pre-approved for your mortgage. This allows you to know your budget before you fall in love with a home that is way outside of it.
The next step is to list all the features of a home that you would like, and to qualify them as follows:
  • "Must-Haves" – if this property does not have these items, then it shouldn’t even be considered (ex: distance from work or family, number of bedrooms/bathrooms).
  • "Should-Haves" – if the property hits all of the ‘must-haves’ and some of the ‘should-haves,’ it stays in contention but does not need to have all of these features.
  • "Absolute-Wish List" – if we find a property in our budget that has all of the ‘must-haves,’ most of the ‘should-haves,’ and ANY of these, it’s the winner!

Bottom Line

Having this list fleshed out before starting your search will save you time and frustration. It also lets your agent know what features are most important to you before they start showing you houses in your desired area.

Mainstream Concerns about an Economic Slowdown Revisited

Mainstream Concerns about an Economic Slowdown Revisited | MyKCM

Recently, we reported that many believe a recession could happen within the next two years. We explained that 70% of economists and market analysts surveyed last year believe that a recession will occur in 2019 or 2020 and that 42% of consumers currently looking to purchase a home also agree that a recession will occur this year or next.
However, the U.S. economy has performed well in the first quarter of 2019 and that has caused some experts to change their thinking on an impending economic slowdown.

Here are a few notable examples:

Anthony Chan, Chief Economist at JPMorgan Chase

“I feel really comfortable that the economy is slowing down this year, but not going into a recession… It doesn’t look, to me, like the odds of a recession in 2020 are there.”

Dean Baker, Senior Economist at the Center for Economic & Policy Research

“To sum up the general picture, the U.S. economy is definitely weakening… However, with wages growing at a respectable pace, and job growth remaining healthy, we should see enough consumption demand to keep the economy moving forward. That means slower growth, but no recession.”

Lisa Shalett, Chief Investment Officer, Wealth Management at Morgan Stanley

“I’m not convinced a recession is coming soon... I see an improving housing market (low rates help), a rebound in bank lending, a tight labor market, higher oil prices and well-behaved credit markets. All these point to a stable U.S. economic outlook.”

Bottom Line

We are seeing a stronger economy than many had predicted. That has caused some experts to push off the possibility of a recession further into the horizon.

Thinking of Selling Your Huntersville Home 'As IS? Think Twice

Are you thinking of selling your home 'As-Is' and making no repairs.    Sometimes homeowners think this is the way to go in a Sellers market.  After all, there are more buyers than sellers, right?

You may want to think twice about it.  In fact,  consider the following facts under those circumstances.

Have you ever sold or traded a car?  Of course you have.  What did you do right before this transaction?   Did you wash and clean the interior beforehand?  I bet you did because you knew it was the best way to attract the best offer!   Why would you treat your most expensive asset any differently?

Home shoppers are looking for move in ready homes and the more they find wrong the less money they are likely to part with, that is if they are even willing to make an offer.

In many cases it is more cost effective to make repairs that will bring in a higher price.   Otherwise, do not be offended if you receive rock bottom offers.

Also, FHA loans which are a primary source of loans for first time home buyers and they require certain repairs be made prior to closing.  You could possibly eliminate first time home buyers as possible buyers if you insist on selling 'as-is',   The other possibility is the buyer needing more in closing costs because they can't get an FHA loan.

We understand that some sellers are cash strapped and can't make repairs.  This will just force us to  be creative with pricing.

But if you can make cosmetic changes, I urge you to make them.   It is money well spent.  If you or someone you know would like to talk further, please call or text me.  Roby 704 Four 51-Seven 051

These videos explain how agencies work, how they pay their agents.  If you recall in the Huntersville Real Estate agent #1, we described what the definition of a Broker is.   To remind us, It is the negotiation of a transaction on behalf another.   If you are buying and selling real estate in the Birkdale, Birkdale Village or other Huntersville areas, this video may enlighten!

To offer full disclosure these videos just touch on a couple of scenarios.  Obviously there are many many other pay scales brokerages offer and I could not mention all of those.   Why does any of this matter?   I hope it will come together in a future video.  Again, I apologize that these are broken up but the mere size of the files requires this to happen.

Huntersville NC Real Estate;Preparing A Home For Sale

Selling Your Birkdale Village Area Home, First Impressions Are Everything

The lawn: Common sense tells you to keep your lawn mowed and edged, but does it look like a green desert…with no pizzazz? Let’s go shopping and add some. Visit your local nursery and bring your checkbook. We are after greenery, concrete and other things.

Consider your entryway… Assuming your lawn is not already landscaped; consider putting 2 to 4 – 18 inch to 24 inch pot plants along the entryway. This will give a welcoming atmosphere. Also, consider an attractive concrete birdbath “close to the front entry”.

The driveway: Plant 2 – 18 inch to 24 inch shrubs on the entry to your driveway. The Mail Box: Whether it is located near the entrance or on the curb, if it is not new…replace it. The preferable color is black with gold trim or whatever type you Huntersville NC community requires.

The Entryway/Porch: In addition to removing the cobwebs, consider new paint, preferably a light and inviting color.

The Front Door: Common sense says paint it…but l’ll go a bit further, replace it. This is the most important decision you will make. A bland looking front door gives the impression that the interior will also be bland
and set the tone for the home tour. It is human nature.

I suggest a top half, leaded glass door beautifully stained and varnished.
You will be surprised at the difference this will make in the mental tone this will set, even in yourself.

Some of these suggestions may seem a little extreme, but with years of experience in the Real Estate industry, I have seen these tips work with much success. When you can look at your home and objectively say…Yes, I would buy it! You are ready to place your For Sale sign in your yard.

Birkdale Village; The Recession's Over But...

Don't Get Excited!

We have been doing research lately on the state of things currently and more importantly what the experts feel the future holds.

According to several sources, There are several barriers we need to overcome before things improve dramatically. However 2 of these are directly related to real estate, so we will discuss them here.

1.) Real Estate is still in a mess. Why? Even though home sales are up, the market is still being dragged down by distressed properties. Foreclosures will still happen at higher than historical levels. Appraisals are still be made in a climate of fear and banks will still be stalemates over short sales and loan modifications. Until we can get prices stabilized and begin the process of rebuilding household wealth, consumers will still be reluctant to spend. In the Huntersville NC area, I can't emphasize enough the need to now get an appraisal if you are thinking of selling. They(appraisals) are having such an impact in our Huntersville NC area market, that you can stave off potential future surprises and stress by doing so.

Huntersville NC real estate

2.) Inflation is a real possibility. I don't begin to claim to be a financial expert and understand the intricacies of our economy. However, I do understand this. With all the liquidity in the system and with the majority of the fiscal stimulus coming on line in 2010 that there is a real possibility that we will see a jump in inflation next year. The FED need to neutralize the spending power it has created by pumping TART money into the economy.

How will inflation affect us. One way the FED deals with this is to increase interest rates. Potentially these increases could be significant.

However being a glass half full type of person, I believe that the FED can keep inflation at a minimum as we recover.

What does this mean to us. If you are thinking of buying. Don't wait for any reason. If you are waiting for the tax credit to be extended, I hope your wait is worth it. If interest rates start to increase in 2010,it could negate or devalue the tax credit. There is too much inventory and good deals now to wait this out.

Up until recently, I have been telling my Huntersville NC area seller clients to wait to sell. However, with what is potentially on the horizon, we should sit down an analyze every factor before deciding.
