Huntersville | Charlotte | Lake Norman : Why Inflation Shouldn’t Stop You from Buying a Home in 2022

Let Carolina Living Real Estate Help

Why Inflation Shouldn’t Stop You from Buying a Home in 2022 | MyKCM

If you’re following along with the news today, you’re probably hearing a lot about record-breaking home prices, rising consumer costs, supply chain constraints, and more. And if you’re thinking about purchasing a home this year, all of these inflationary concerns are likely making you wonder if you should wait to buy. Investopedia explains that during a period of high inflation, prices rise across the board. And while home prices aren’t immune from this increase, here’s why inflation shouldn’t stop you from buying a home in 2022.

Homeownership Offers Stability and Security

Home prices have been increasing for quite some time, and experts say they’re going to continue to climb throughout 2022. So, as a buyer, how can you protect yourself from rising costs for things like food, shelter, entertainment, and other goods and services? The answer lies in housing.

Buying a home allows you to lock in your monthly mortgage payment for the foreseeable future. That means as other prices rise, your monthly payment will be consistent thanks to your fixed-rate mortgage. This gives you the peace of mind that the bulk of your housing costs is shielded from inflation.

James Royal, Senior Wealth Management Reporter at Bankrate, says:

“A fixed-rate mortgage allows you to maintain the biggest portion of housing expenses at the same payment. Sure, property taxes will rise and other expenses may creep up, but your monthly housing payment remains the same.”

If you rent, you don’t have that same benefit and you won’t be protected from rising housing costs. As an added incentive to buy, consider that today’s mortgage interest rates are lower than they have been in decades. While inflation decreases what your dollars can buy, low mortgage rates help counteract it by boosting your purchasing power so you can get more home for your money. They also help keep your monthly payments down. This is especially important during an inflationary period because you’ll want to protect yourself from the impact of inflation as much as possible.

Ali Wolf, Chief Economist at Zonda, explains:

“If you have cash and are expecting inflation, you want to think through where you can put your money so it does not lose value. Housing is commonly looked at as a good inflation hedge, especially with interest rates so low.”

Bottom Line

The best hedge against inflation is a fixed housing cost. That’s why you shouldn’t let it stop you from buying a home this year. Not sure where to start? Let’s connect so you have expert advice and help throughout every step of the homebuying process.

Mainstream Concerns about an Economic Slowdown Revisited

Mainstream Concerns about an Economic Slowdown Revisited | MyKCM

Recently, we reported that many believe a recession could happen within the next two years. We explained that 70% of economists and market analysts surveyed last year believe that a recession will occur in 2019 or 2020 and that 42% of consumers currently looking to purchase a home also agree that a recession will occur this year or next.
However, the U.S. economy has performed well in the first quarter of 2019 and that has caused some experts to change their thinking on an impending economic slowdown.

Here are a few notable examples:

Anthony Chan, Chief Economist at JPMorgan Chase

“I feel really comfortable that the economy is slowing down this year, but not going into a recession… It doesn’t look, to me, like the odds of a recession in 2020 are there.”

Dean Baker, Senior Economist at the Center for Economic & Policy Research

“To sum up the general picture, the U.S. economy is definitely weakening… However, with wages growing at a respectable pace, and job growth remaining healthy, we should see enough consumption demand to keep the economy moving forward. That means slower growth, but no recession.”

Lisa Shalett, Chief Investment Officer, Wealth Management at Morgan Stanley

“I’m not convinced a recession is coming soon... I see an improving housing market (low rates help), a rebound in bank lending, a tight labor market, higher oil prices and well-behaved credit markets. All these point to a stable U.S. economic outlook.”

Bottom Line

We are seeing a stronger economy than many had predicted. That has caused some experts to push off the possibility of a recession further into the horizon.

Huntersville Area Real Estate;Who Is Immune To Expired Listings

Huntersville NC expired listings

I recently had a lengthy discussion with a couple of agents and potential clients over coffee about real estate companies, expired listings and the marketing of homes.

The discussion, I believe, was educational for all involved so I thought I would share some of the points. Basically, the discussion started when we were asked if bigger is better when it comes to real estate.
Real Living In Style

My company, Real Living In Style,is a national company but one that is still making a name for itself in the Lake Norman area. Given this information, the question seemed to be somewhat understandable.

While it is unethical to say anything about other companies in the area, I can say this. In the 1st quarter of 2009, in just the Huntersville MLS area, 136 homes became expired listings. Of these 136, 17 homes were exclusive to Birkdale and Birkdale Village .

What does this say. It says that NO company is immune to expired listings. From big Nationally known firms, regionally known firms and small 1 and 2 agent firms, all homes can become expired if certain factors are in place.

We think the company does play a part. We do believe the company has to have Internet exposure that spans the entire U.S. and world. We also believe that the agent, in today's world, needs to be marketing savvy that includes Internet marketing. It goes beyond what we used to do as agents.

Did you know that according to our real estate commission approximately 85% of real estate companies in N.C. have 3-5 agents or less. That is a lot of companies and they all can't be failing to sell houses.

So, the next part of the discussion was where does Real Living fit into the big picture. My answer actually was returned with a comment and question. I stated that I thought the better question would be, 'Where do Real Living agents fit into the equation. Because after all, it is about the agent and client relationship which makes the sale of a home a success.

We believe that communication and understanding a wide range of marketing techniques are key. Real Living has an award winning brand and fantastic agent tools to use technology.

We understand that the Internet is king now, so we use all the tools at our disposal to expose and market homes. Agents that put homes in the MLS and hope are not doing clients justice with all the tools now at our fingertips. Also, we believe that we form a team with our clients so open and frequent communication is the best way to get the job done!

The last question was this: If a company has hundreds of agents with listings, won't an agent showing property show the company listings first?

The answer is a resounding NO or should be a NO. When we search for homes in our MLS based on our CLIENTS needs, we do have the ability to search by company nor should we. We do not have any financial incentive for doing this nor should we. This is unethical and Real Living would never participate in this practice! We have a fiduciary duty to our clients and that supersedes any personal feelings.

All in all, our discussion went very well and we ultimately got the business. Real Living In Style has numerous platinum listings(those above $500.000) and numerous under this amount. Check them out at Real Living In Style.

Birkdale and Birkdale Village Real Estate;Choosing Your Neighborhood

In the Lake Norman area, Birkdale and Birkdale Village offer beneifts that appeal to many different many needs and desires. When searching for your next home, use these Neighborhood Considerations to help with the decison and be sure to consider Birkdale and the Birkdale Village areas.

Keep in mind that the neighborhood is part of what you buy when you purchase a home. Find out where the neighborhood is going – and where it's been. The property value of houses in the neighborhood can tell you a lot, as well. Ask your Real Living agent for a Comparative Market Analysis (CMA).

Remember, if you're looking at a well-regarded, established neighborhood(like the Birkdale and Birkdale Village areas) or an up-and-coming one, you may find it worth the extra money you'll have to put into the purchase of the home. On the other hand, if the neighborhood is past its peak, you may want to lower your offer accordingly.

Either way, your Real Living agent can help you negotiate fair market value for the home you want.

Get to know the neighborhood.

You can learn a lot about the character of a neighborhood just by driving around.

Also consider talking to some of the neighbors about concerns such as:

  • How do the children routinely reach their schools, play areas and friends' homes–by walking, bicycle, bus or do parents drive them?

  • Is public transportation available for commuting or shopping? How far away is your place of worship?

  • Do any local ordinances affect pets, parking, lawn care or other activities? What are the disadvantages of the neighborhood? Freeway, railroad or airplane noise? Factory pollution, heavy traffic, exposure to heavy storms, possible flooding?

  • Are there homeowners' association restrictions?

  • Beyond talking to the neighbors, here are some additional avenues for information:

  • Drop in on local school board, government or other open community meetings.

  • Visit the schools.

  • Dine and shop in local establishments. (Tip: Be sure you overhear what the locals have to say about issues of neighborhood concern.)

  • Subscribe and read the community newspaper(s).

  • Explore public and private lake access.

Buying a home requires a lot of introspection.

Use these questions as you consider what type of community you'd like to live in and be sure to share your answers with your Real Living agent:

  1. Which type of living do you prefer?Urban, Suburban, Semi-rural, Rural

  2. Which type of population density would you prefer?Low, Medium, High Would you prefer a community whose population is:Decreasing, Stable, Increasing

  3. Which natural features are the most important to you?Woods, Hills, Flat land, RiversLakefront, Stream, Pond,Lot Size

  4. How do you commute to work?Walk, Drive, Car pool, Bus What's the distance of your commute?0-5 miles, 6-10 miles, 11-20 miles, 20 + miles

  5. What's the maximum amount of time you'd be willing to have for your morning commute?Less than 20 minutes, Under 30 minutes, 1 hour

  6. Would you use available public transportation for local trips or to visit nearby communities? Yes, we do have public transportation into Charlotte from the Lake Norman area!Yes, No

  7. Where do you prefer to shop? Central commercial districts, Shopping malls, Community shops

  8. Which type of school do you need now or in the next few years?Elementary Middle/Junior High Senior HighCommunity College College/University

  9. Which amenities would you desire to have nearby?Recreation, Entertainment, Music, Movies,Live Theater, Sports Arenas, Museums, Nightlife,Public Parks, Private Country Clubs, Fraternal Groups

Finally, as you refine your home search, request a free Buyer Market Analysis from your Real Living agent. This information-packed profile of specific communities (or with a side-by-side comparison of any two communities) lets you consider schools, neighborhood amenities and demographic profiles.

Birkdale and Birkdale Village Real Estate;U.S. 30-Year Mortgage Rrates Slide Toward Record Lows

U.S. 30-year fixed home loan rates on Wednesday slid by as much as 3/8 percentage point to about 5 percent, nearing record lows, after the Federal Reserve more than doubled its planned purchases of mortgage-related securities.

The Fed's actions state "we will not walk away from supporting this marketplace," said Keith Gumbinger, vice president of HSH Associates, a mortgage information publisher in Pompton Plains, New Jersey.

"This means that there is going to be a buyer for mortgages at these levels for the foreseeable future," Gumbinger said. "That serves to enforce to the consumer that not only are interest rates low, but they are going to remain low and be stable" through the year.

Birkdale and Birkdale Village Real Estate;Selling Your Home in Winter?

Selling Your Birkdale or Birkdale Village Area Home?

Birkdale and Birkdale Village Home Sellers

There are some great marketing strategies for selling your home during this time of the year, so find the hidden advantages of your home during this slower season. With the leaves gone from trees, potential buyers may be able to see the exterior of your home clearly and without obstructions. If you live near a bus route or near any roadway used for special services, make sure the buyers know how nice it is to have the streets in your neighborhood plowed or de-iced regularly. They may discover a whole new appreciation of the area in this case.

Just as in the summer months, keep your home exterior nicely maintained all winter long. In the case of a winter ice storm, clear your yard of any fallen twigs or branches. Keep your driveway shoveled and the outside warmly lit. If you're showing your home in the evening, outdoor lighting is always a plus. Everything from small accent lights lining your walkway to larger lights that illuminate the entrance to your home are great for showcasing its charm when the sun goes down. Because the holidays are over, make sure all Christmas decorations are taken down; however, winter wreaths or dried arrangements around the door are always a welcome seasonal touch—especially if they add more color to a grey landscape.

Inside your home, keep the thermostat at a warm and inviting temperature. You will also want to keep all rooms well lit. If you aren't planning on being home often, keep both inside and outside lights on timers to keep electric bills at bay. Make sure all windows are thoroughly cleaned and curtains and blinds are open. Try to schedule a showing or open house during peak daylight hours to maximize natural light in your home.

The smells and ambiance of your home can make a big impression on a potential buyer. If you own a wood-burning fire, then you have a great advantage. Fireplaces can bring both a warm light and comforting smell to your home. Other smells that may favorably affect a buyer's mood are chocolate chip cookies, cinnamon rolls, freshly baked bread, apple cider and vanilla. Want to create a nice aroma without baking? Place a drop of vanilla extract on a baking sheet, then in a warm oven. This can mimic the scent of freshly baked cookies.

Remember, there may be fewer prospective buyers during the winter, but that doesn't mean you won't be able to sell your home. Be creative with the way you stage interior spaces and treat everyone who enters as a respected guest. For more information on selling your home during winter months, contact me today.

Need More Information on how repairs increase the value of your home. Your Birkdale and Birkdale Village area agent uses the Home Game Tool to help you decide.

If you are need assitance with selling your home, please contact your Huntersville Area agent at 704 451 7051 or by email.
