Are Low Interest Rates Here to Stay?

Are Low Interest Rates Here to Stay? | MyKCM

Interest rates for a 30-year fixed rate mortgage have been on the decline since November, now reaching lows last seen in January 2018. According to Freddie Mac’s latest Primary Mortgage Market Survey, rates came in at 4.12% last week!
This is great news for anyone who is planning on buying a home this spring! Freddie Mac had this to say,
“Mortgage interest rates have been steadily declining since the start of 2019. These lower mortgage interest rates combined with a strong labor market should attract prospective homebuyers this spring and could help the housing sector regain its momentum later in the year.”
To put the low rates in perspective, the average for 2018 was 4.6%! The chart below shows the recent drop, and also shows where the experts at Freddie Mac believe rates will be by the end of 2019.

Why use a Real Estate Buyer Agent to Purchase Your Huntersville NC Home?

In short, the reason is you will most likely get a better deal than you would have gotten without one.

It's really as simple as that! This means getting you exactly what you want, keeping you from what you don't want, saving you time and hassle, saving you money by finding underpriced homes and negotiating an even lower price, making sure all papers are written to your advantage, keeping you in control, and seeing that everything is handled until the sale actually closes.

Having a buyer agent is the difference between having a repair manual (seeing homes online) and having a mechanic (actually buying one).

This means that if you aren't in the real estate business, you won't be familiar with the ins and outs of buying a home (meaning no offense to you).

You also won't be familiar with how to make it work for you. The listing agent will use this fact to get the seller a better deal at your expense. Just because an agent is likable and is driving you around doesn't automatically mean he is working for you! Unless you have an agreement otherwise, he is the SELLER'S agent, not YOUR agent, and will work to get the seller the best deal!

A buyer agent is trained in real estate and can make sure everything works for the home buyer, such as:

  • Finding a "pool" of homes for sale that have the features the homebuyer wants using the sources of information the Realtor has developed.
  • Ablity to identify which of these homes are also sweet deals, so you don't overpay.
  • Getting a good idea of a house's condition and any defects it might have just by looking at it, which will save the homebuyer a lot of trouble.
  • Many agents preview homes for sale, so they have seen many of them in person (not just on a computer screen), know their condition, and can save you time. ( We do this for you on all Birkdale Village and Lake Norman area homes)
  • Knowing what is normal and negotiating the most favorable price and terms for the home buyer, which can obviously save you thousands of dollars on your purchase.
  • Making sure all of the numerous necessary real estate forms and disclosures are handled and written to your advantage.
  • Knowledge of various companies in the Birkdale Village and Huntersville NC area who will work best for different situations such as title, inspections, appraisals, surveys, insurance, flood insurance, and other matters handled from acceptance to close.
  • Knowing a few mortgage officers who have shown themselves to be competent, hardworking, and able to do what they say up front.
  • Handling all the many day-to-day problems that need to be done to get the transaction completed and that most people don't have the time, willingness, or knowledge to handle. Some of these problems will delay or even derail a closing and disrupt your plans to move - obviously causing you many problems and costing you money - and your moving van can't unload until all i's are dotted and t's are crossed.

  • How do you know that a Real Estate agent is working for the buyer?

If you don’t have a WRITTEN buyer representaion agreement with a real estate agent, then that agent will be working for the home seller BY DEFAULT and will get the best deal for them (maybe at your expense.)

The typical scenario works like this: The Realtor says that the owner doesn't want to negotiate on terms. Why? Because he is trying to get THEM the best deal, not YOU! Is he showing you listings that aren’t what you want? That’s because he is trying to sell the houses that are listed with his company ONLY! (Can’t blame him, that’s what he is contracted to do.) Did the sellers find out that you were willing to pay full price? That’s because THEIR agent told THEM what you said! (He HAS to do this. He is THEIR agent, not YOUR agent.) You wouldn’t think of going into a courtroom and expecting the other guy’s lawyer to be looking out for you, would you? The same idea applies to real estate agents.

What are common reservations to hiring a Buyer Agent?

    1. You want to do it all yourself

    2. You don't want to pay for an agent

    3. You don't want the hassle of dealing with an agent

    4. I get a better deal dealing with the listing agent because of commissions.

    Consider:

    1. Are you sure you know everything you need to know to get the home you want, get a good price on it, and write the papers so things work your way? Are you "in the know" when it comes to current real estate information? Do you have the pulse of the market? Do you know about real estate procedures and which forms to use? Do you have the desire to be a martyr, or the desire to buy a home? The Realtor has already learned all this, both out of the book and through experience.

    2. There is usually no additional charge for a Buyer Agent to work for you - the listing agent will split his fee with the Buyer agent. As a side note, if an agent works for the seller, they get paid EXACTLY the same thing, and he didn't even negotiate a better deal for you!

    3. A buyer agent reduces your hassle: without one, you will spend long hours looking through ads or online listings, making calls for showings, not getting callbacks, driving out to see houses that turn out to be not what you want, feeling awkward in other people's houses, spending time on papers, making multiple calls every day to keep things on track, dealing with lenders who need a daily 'nudge', requests for information (and knowing what information they are talking about), coordinating closing, running across town for documents, and doing everything at odd hours on weekends. (Ahhh, the pleasures of buying a home!) The buyer agent does all this and just reports the highlights to you.

    4. This is just not true. Re-read above the information about who the agent is really working for! Also, see number 2 above!

The simple reality is that you will be working with an agent no matter which home you buy, whether from a private owner selling his/her house through a real estate agent who represents THEM (not you), or from a builder’s representative (the agent who is in the sales office on the new home lot), who represents the BUILDER (not you). Or, you can work with an agent who looks out for YOU. Which do you prefer?

Birkdale Village Area Real Estate- Newly Passed First Time Home Buyer Tax Credit FAQ

NAR Frequently Asked Questions Homebuyer Tax Credit Changes

Here are some of the most frequently asked questions on the changes to the Homebuyer Tax Credit.

Question: Existing homeowner credit: Must the new house cost more than the old house?
Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit.

Question: I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a new home. I have lived in my current home for more than 5 consecutive years and am within the new income limits. I will go to settlement on November 20. If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit?
Answer: Yes. The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed). There is no reference to the date of contract for the new credit. The provision looks solely to the date of purchase, which is generally the date of settlement.

Question: I am a firsttime homebuyer but was not within the prior income limits at the time I entered into my contract to purchase on October 30, 2009. I will be covered, however, by the new income limits. If the new rules have been signed into law by the time I go to settlement, will I be eligible for a credit?
Answer: Yes. The new income limitations go into effect as soon as the President has signed the bill. The income limit and other eligibility rules will look to your status as of the date of purchase, which is the settlement date. So if the new rules have been signed when you go to settlement, you should be eligible for the credit (or a portion of the credit if you're within the phaseout range).

Question: I am an eligible existing homeowner. I have a fair amount of equity in my home. I have found a home with a nonnegotiable price of $825,000. Will I be able to use any of the $6500 tax credit?
Answer: No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an absolute ceiling.

Question: I owned my home for 10 years, but sold it two years ago year and have been renting since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the other eligibility tests?
Answer: Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000 and lived there until 2008 when he got a divorce. Whether John has been renting or bought in the interim, he WOULD INDEED be eligible for the credit because he owned a home and occupied it as his principal residence for 5 consecutive years out of the last 8 years. The keyword here is "consecutive." As long as he lived in that house for 5 years straight what he did since 3 years doesn't impact eligibility.

Question: I am an eligible firsttime homebuyer. I entered into a contract to purchase on November 1, 2009. Do I have to go to closing before December 1? How does the extension date affect me?
Answer: You do not have to close before December 1. Once the legislation has been signed, it will be as if the Nov 30 date had never existed. Therefore, so long as the contract settles before April 30 (or July 1, worst case), the purchaser will be eligible for the credit.

Huntersville NC Real Estate;Preparing A Home For Sale

Selling Your Birkdale Village Area Home, First Impressions Are Everything

The lawn: Common sense tells you to keep your lawn mowed and edged, but does it look like a green desert…with no pizzazz? Let’s go shopping and add some. Visit your local nursery and bring your checkbook. We are after greenery, concrete and other things.

Consider your entryway… Assuming your lawn is not already landscaped; consider putting 2 to 4 – 18 inch to 24 inch pot plants along the entryway. This will give a welcoming atmosphere. Also, consider an attractive concrete birdbath “close to the front entry”.

The driveway: Plant 2 – 18 inch to 24 inch shrubs on the entry to your driveway. The Mail Box: Whether it is located near the entrance or on the curb, if it is not new…replace it. The preferable color is black with gold trim or whatever type you Huntersville NC community requires.

The Entryway/Porch: In addition to removing the cobwebs, consider new paint, preferably a light and inviting color.

The Front Door: Common sense says paint it…but l’ll go a bit further, replace it. This is the most important decision you will make. A bland looking front door gives the impression that the interior will also be bland
and set the tone for the home tour. It is human nature.

I suggest a top half, leaded glass door beautifully stained and varnished.
You will be surprised at the difference this will make in the mental tone this will set, even in yourself.

Some of these suggestions may seem a little extreme, but with years of experience in the Real Estate industry, I have seen these tips work with much success. When you can look at your home and objectively say…Yes, I would buy it! You are ready to place your For Sale sign in your yard.

Spruce Up Your Birkdale Village and Huntersville NC area Home With These Cheap Landscape Ideas

This article is about cheap landscaping ideas

One of the main hassles of landscpaing is not planting or creating, but weeding. Weeds grow with remarkable speed and can quickly overtake a yard or garden. Using a poison or herbicide like roundup is not recommended as you might kill your plants. I know that the manufactors claim the product breaks down in the soil very quickly but I find with my lawn edges after a second dose of roundup no grass is growing there six months later.

In moving into a new home and beginning to weed, you will quickly get sick of it and maybe quit. Big mistake, there will now be more weeds than ever.

So here is a cheap mulching option, that would look good, work, but not cost too much.

Chose three basic supplies, newspaper -the local rags free and it doesn't take long to build up a stock pile of papers, sugar cane mulch - its comes in a big bags and is cheap, and finally a few bags of bark - not so cheap, but as you will see its used to give colour not as a mulch so only a little bit is required.

    Step One:-
Prepare the garden, yes this means a huge effort and weed the whole garden by hand. Rake over the soil so its nice and smooth and then apply the newspaper. The thicker the better.
Min. six sheets thick. Spread it out and then with a hose wet it all down so it soaked. The now heavy paper won't blow around in the wind and will mold better to the grounds surface.

    Step Two:-
Next spread out the sugar cane mulch. If you cant access cheap sugar cane mulch, try straw, but ensure it has no seeds in it. Make sure all the paper is covered. It doesn't have to be deep, just enough to cover all the paper. Once again apply water to damp down the mulch. Once watered it takes on a lovely golden colour.

    Step Three:-
Now apply the bark. Just grab handfulls and throw it around. You don't want to totally cover the yellow mulch, the barks mainly to give colour and to contrase with the mulch.

This is found this to be a very effective mulch. A year later and few weeds can get through. The beautiful browns and golden colour unfortunately fade under the harsh sun, but by that time you should have plenty of flower to make up for it. Best of all - NO WEEDING, yes.

Birkdale Village; The Recession's Over But...

    Don't Get Excited!

We have been doing research lately on the state of things currently and more importantly what the experts feel the future holds.

According to several sources, There are several barriers we need to overcome before things improve dramatically. However 2 of these are directly related to real estate, so we will discuss them here.

1.) Real Estate is still in a mess. Why? Even though home sales are up, the market is still being dragged down by distressed properties. Foreclosures will still happen at higher than historical levels. Appraisals are still be made in a climate of fear and banks will still be stalemates over short sales and loan modifications. Until we can get prices stabilized and begin the process of rebuilding household wealth, consumers will still be reluctant to spend. In the Huntersville NC area, I can't emphasize enough the need to now get an appraisal if you are thinking of selling. They(appraisals) are having such an impact in our Huntersville NC area market, that you can stave off potential future surprises and stress by doing so.

    Huntersville NC real estate

2.) Inflation is a real possibility. I don't begin to claim to be a financial expert and understand the intricacies of our economy. However, I do understand this. With all the liquidity in the system and with the majority of the fiscal stimulus coming on line in 2010 that there is a real possibility that we will see a jump in inflation next year. The FED need to neutralize the spending power it has created by pumping TART money into the economy.

How will inflation affect us. One way the FED deals with this is to increase interest rates. Potentially these increases could be significant.

However being a glass half full type of person, I believe that the FED can keep inflation at a minimum as we recover.

What does this mean to us. If you are thinking of buying. Don't wait for any reason. If you are waiting for the tax credit to be extended, I hope your wait is worth it. If interest rates start to increase in 2010,it could negate or devalue the tax credit. There is too much inventory and good deals now to wait this out.

Up until recently, I have been telling my Huntersville NC area seller clients to wait to sell. However, with what is potentially on the horizon, we should sit down an analyze every factor before deciding.

Real Estate In Huntersville, NC - Enhances Your Quality Of Life!

The real estate market in North Carolina is looking up these days because of the huge demand for properties, homes and houses especially in the Birkdale Village and Birkdale areas. And the town of Huntersville NC is no exception. It has plenty of real estate supply in both residential and commercial properties. However, there are certain things that have to be examined before the property is actually purchased from Huntersville in North Carolina.

The town of Huntersville is located between Charlotte and the Lake Norman Area. These places, including Cornelius, have been identified in various surveys as the best place to live in and work. It has all the modern amenities and facilities that are available to people of any urban concentration such as schools, malls, multiplexes and recreational zones. All these amenities are at walkable distance from the locality making Huntersville the ideal place to live in. Places like Birkdale Village, Birdale Golf Club and Northstone Golf club make this area a hot spot for both young and old.

In the Huntersville NC Real Estate market, there are a number of Huntersville Homes for sale (614 to be exact). Apart from the Huntersville NC Real estate market, the other areas in the close proximity include Charlotte NC Real Estate, Cornelius Real Estate, and Davidson Real Estate and Denver NC real estate. All these areas have adequate supply of real estate and the only way to get them is through right contacts in the realtor world. Through the popular search engines, you can look for Realtors actively blogging in the Huntersville NC area. There are highly reputed Realtors and those who blog continually do research making them experts in the area.

There are two kinds of properties for sale in Huntersville Real Estate. The first kind refers to the commercial space or property meant for non-residential activities. The price of the commercial property is always greater than the residential property since they are located in the prime area and will cost millions of dollars. A lot of investment is made in the commercial property zone for the benefit of people as well as traders. Because of the recent downturn in the market, commercial real estate in the Lake Norman and Huntersville area sits at an all time high for inventory.

The second kind of property in the Huntersville Real Estate market is the ready to occupy homes and houses. In the wonderful areas of Northstone,Birkdale and Birkdale Village there are 102 homes for sale ranging in price from $195,000 to $795,000 and this is only 1/6th of the total inventory of homes.

Selling Your Huntersville Area Home, Choose Your Staging Candles Wisely

Before you use a highly scented candle in staging your home to sell, you should first consider your knowledge of how a scent affects people you know.

Try a scented candle with the aroma of angel food cake. This particular scent has undertones of cherry to produce a great aroma in your kitchen. Since the scent of home baked goodies rarely bothers anyone, this is one type of heavily scented candle that you can use freely. Get a hint of Grandma’s kitchen with candles scented with hot baked apple pie. This is one of the scents that will surely take you back to the days of your childhood.

Scented candles in aromatherapy candles are perfect for the healing properties that they bring to the mind, body and spirit. Set the tone to relieve stress and to create the perfect atmosphere.

Just walking through the aisle of the store with a variety of highly scented candles will give you an idea of the various scents that these candles give off. If you have to pick up the candle to tell whether or not it is scented, then you should realize that it is not really heavily scented. The proper heavily scented candle will allow you to get the scent from even standing a distance away from it.

When choosing the scents to make a highly scented candle, you cannot go by the fill level on the bottle. This is because the different scents have different weights. For example, mulberry is very light, whereas a caramel essential oil is really heavy. When working with essential oils to make highly scented candles, you have to make sure the area is well ventilated. Some of the oils will irritate your skin if you happen to come in contact with the full strength oil.

Always keep in mind that not all scents are tolerable to everyone and some may have allergies. If it bothers someone you know, then don't use it because buyers may not be able to stay in the home. If you are not sure, ask the salesperson or a home decorator what they think.

Issues with Buying Birkdale and Birkdale Village Homes

When we speak of the real estate economy, the media uses national statistics but what's important is what is going on locally. On the other hand the stock market is based on the national or even the world economy. The real estate markets are based on local or even micro-local economy. What is happening in LA may not directly affect what is happening in Huntersville.

What affects all real estate markets together are the interest rates. There is no single barometer to measure the entire housing industry in US.

So, while statistics calculations and economic factors are relevant, equally important is using one’s common sense. We must keep our eyes wide open and take a look around and see what is happening. Talking to your Birkdale and Huntersville real estate agent, and lender in a particular area can be a big help to access a market.

These are certain issues one must consider while dealing in real estate.

Secondly, real estate agents provide information about utilities, zoning, schools and much more. Two common issues a buyer faces while buying (and should be answered by his/her agent)are:

    i. Will the property provide the right environment we want for a home?
ii. Will the property have a good resale value when we are ready to sell?

Another important issue that any buyer/investor faces is the legal issue. Real estate laws vary from state to state. One must make sure the Huntersville area agent they choose is very fluent in the real estate laws in North Carolina. Our transactions are different from those in NY or FLA, so agents and consumers should discuss the differences.

The important issue of finance. We must know our financial reserves plus our borrowing capacity. If we know about our current savings, income and debt, then we can take help from lenders; banks and mortgage companies, which offer some choices according to your financial capability.

There is the issue of rebates on transaction fees. North Carolina allows rebates of commissions or fees on real estate transactions but however, agents are required to disclose all income to the client.

Huntersville NC Area Real Estate | Choose Your Lender Wisely

I am working with a client that just has had an experience for the books. This whole situation has changed my thinking entirely.

First let me say that I will not mention anyone or any company by name, but I will mention that my client contacted one of the big banks by filling out an online application.

The fun just began. Client gets call from what we think is a salesperson in California. (Oh, and I thought we were in the Huntersville NC and Lake Norman areas) After a few conversations, this person working for the bank sends my client a 'pre-qualification letter' and tells them to go find a home!

So... we go find a home. I purposely put the close date 60 days out because in this lending environment, you just never know. Seller agrees to the contract but asks to move the close date. Big bank salesperson, says absolutely no problem. Contract gets signed on Friday.

Monday, big bank turns client down. Big bank tells client ' We are not a credit reporting agency' and refuses (no refuses with attitude) to even discuss why!

And OH BY THE WAY: She had to get a referral and release from her current landlord of 6 years. THANKS BIG BANK!

So. What is an agent to do. I called the person that can get things done if they can be done! I will provide her website below. She is on vacation, crap! However, being the person she is, she calls my client, has her do an application and to make this short, has her on a 60 day plan that will get her the loan.

I am against going online randomly to find a lending institution. There is no personal touch and certainly no real motivation to go the extra mile. It is not about personal relationships with the big banks. It, obviously from this experience, is about volume.

So, if you have a real estate agent and they recommend some lenders they work with, remember there is a reason they recommend them. It is about getting the job done and building and retaining relationships. We DO NOT get kick backs for making these recommendations. We do, however, help get families in homes!

If you want a home with a personal touch, contact your Huntersville NC Agent at 704 451 7051!

Want someone that actually takes the time to help? Visit one of my favorite lenders here! She can help you in Huntersville NC, Lake Norman and the entire viewing area!

Huntersville NC Ranked Number 2 By Forbes Magazine

    Huntersville NC

    From Huntersville Web Site:

Forbes Magazine recently announced America’s 25 Best Places to Move and the Town of Huntersville was 2nd on their list.

Forbes’ article highlighted the hot spots across the country for companies and their employees to re-locate.

“Relovilles,” as the article calls them are destinations for periodic relocation of major corporations to young, mid- and upscale suburbs near company headquarters and office parks in major cities such as Charlotte, Raleigh and Atlanta among others.

To locate America's best places to move, Forbes looked at "Relovilles" with populations of 25,000 and over. Forbes used data from 2000 to 2007 Census records to identify the hot spots for places where people were born out of state or abroad, who had moved to town from a considerable distance within one and five years, and who had moved for a job.

    Huntersville NC Families

Forbes also noted that the top 25 Relovilles that emerged from the analysis generally have twice the incomes, twice the home values and home sizes, twice the college degrees, twice as many youth and half as many elderly among other factors. The relative strength of the Charlotte housing market during the economic downturn was also referenced as a factor that could have contributed to Huntersville’s high ranking.

Buzzwords such as “tree-lined neighborhoods” “charm” and “small-town feel” were associated with many of the 25 communities identified.

Birkdale and Birkdake Village Real Estate | The Importance of First Impressions

You know the old cliche 'You don't get a second chance to make a first impression'. This statement holds true more now than ever when it comes to selling your Birkdale, Birkdale Village and Huntersville NC home.

First impressions are everything and can make a difference between selling your home for top dollar versus staying on the market too long and getting less than you had anticipated.

    Here are some tips.

    Outside the home:

    • Does the trim need painting?
    • Are there toys that need to be put away?
    • Is the mailbox in good shape?
    • Is your doorbell in good working order?
    • Is the front door in need of fresh paint of stain?
    • Is the storm door clean?
    • Are the potted plants dead or flourishing?
    • Is the welcome mat clean?
    • Does the porch or stoop need sweeping?
    • Is there growth(foliage) overgrown and blocking the entrance?

Inside the home - First Impressions:

    • Is the first thing a prospective buyers smells a litter box or presence of an animal?
    • Is the presence of a smoke obvious? (you may need to have drapes, carpet and upholstery cleaned)
    • In a word (clean, clean, clean ) from top to bottom.
    Rooms

    • Pre-pack if necessary. Buyers want to see your home not your furniture, trophy's and collectibles.
    • Put away things that are not needed for everyday activities.
    • Consider temporary storage like a POD if necessary.
    • Buyers do not want to see wild bright colors. Neutral paint any rooms you have personalized.

These are just a few things that can help you make a great first impression.

Huntersville Area Real Estate | Mistakes Seller's Make

    Huntersville NC Homes For Sale

What Are The Biggest Mistakes Huntersville Area Sellers Make?
Typically, these are Price, Condition, and Marketing ! The home must priced right, be it in good condition, and market it where buyers are looking.

    Price
This is where the biggest mistakes are made by both sellers and Real Estate Agents. (Note: these are all issues that we have addressed in the past)

    1. The price of the home can't be based on tax records.
    2. The price of the home can't be based on what the seller owes.
    3. The price of the home can't be based on tax what the seller needs to make.
    4. The price of the home can't be based on what the neighbors say.
    5. The price of the home can't be based on what the sellers co-worker (expert) tells them.
    6. The price of the home can't be based on try to recoup the exact value of upgrades done to the home.

    Condition
The first thing a seller should do is think back to when they were looking for homes. What turned them on and what turned them away. In this highly competitive market the home has to outshine the competition. The first thing is curb appeal. Keep the lawn mowed, bushes trimmed and weeds pulled. This means front yard and back yard!

In the interior, remove the clutter. Wash the dishes and clean the counter tops. Please do not paint rooms bright bright colors. If you have done this for your children, you should consider repainting a more nuetral color. On a more controversial note! Please DO NOT smoke inside your home. I have seen this turn off more buyers than anything else. I have had them walk in and walk right back out. Smoking is a choice, but in this day and age, more don't smoke than do!
Listen to your agent and the advice he gives!

    Huntersville NC Home Marketing

    Marketing
This is an area where things have really turned in the real estate industry. Choose and agent that is technology savvy and advanced. An agent that walks in with pretty pictures and brochures for the interior of the house is great, but how is he/she going to get them in the house? Ask them about web presence, blogging, social networking, Craigslist, linking sites and more. The statistical numbers of those that look online first keep getting higher and higher. How many of us have grandparents that now email!? The Internet is king and those of us that understand this have a better opportunity to get your HOME SOLD!

At Real Living we are commited to family, innovation and results. We strive to be innovative in our marketing which leads to prositive results.
