This should come as no surprise, as $72 billion was spent on pets in the U.S in 2018. NAR’s President William E. Brown shed some light on the impact of pet owners and their home search.

REALTORS® understand that when someone buys a home, they are buying it with the needs of their whole family in mind; ask pet owners, and they will enthusiastically agree that their animals are part of their family.”

The Power of Pets When Choosing the Right Home

  • 89% of pet owners say they would not give up their pet due to a housing restriction
  • 81% of Americans say their pets play a role in their housing situation
  • 31% of animal owners have refused to put in an offer on a home because it wasn’t a good fit for their animals
  • 19% of Americans say they would consider moving for their pet
  • 12% percent have moved for their pet
New home builders have actually begun installing retractable pet gates that tuck away neatly inside door jams as a highly requested feature in new homes to attract pet-parents.
So, if you are a homeowner looking to sell in today’s pet-friendly environment, point out the features of your home that will attract pet owners:
  • Fully fenced in backyard – (91% of pet owners ranked this as the most important feature of a home to accommodate their pet)
  • Locations of dog parks/walking paths/pet-friendly beaches in the area (71% ranked this as the top feature of any neighborhood they would consider)
  • Proximity to veterinarians/groomers/pet supply stores (31%)

Thinking of Selling Your Huntersville Home 'As IS? Think Twice

Are you thinking of selling your home 'As-Is' and making no repairs.    Sometimes homeowners think this is the way to go in a Sellers market.  After all, there are more buyers than sellers, right? 

You may want to think twice about it.  In fact,  consider the following facts under those circumstances.

Have you ever sold or traded a car?  Of course you have.  What did you do right before this transaction?   Did you wash and clean the interior beforehand?  I bet you did because you knew it was the best way to attract the best offer!   Why would you treat your most expensive asset any differently?

Home shoppers are looking for move in ready homes and the more they find wrong the less money they are likely to part with, that is if they are even willing to make an offer.

In many cases it is more cost effective to make repairs that will bring in a higher price.   Otherwise, do not be offended if you receive rock bottom offers.

Also, FHA loans which are a primary source of loans for first time home buyers and they require certain repairs be made prior to closing.  You could possibly eliminate first time home buyers as possible buyers if you insist on selling 'as-is',   The other possibility is the buyer needing more in closing costs because they can't get an FHA loan. 

We understand that some sellers are cash strapped and can't make repairs.  This will just force us to  be creative with pricing.

The average days on the market for homes under contract is 93 days.  That is a troubling number based on some statistics for other neighborhoods.

The average days on the market for homes that are showing Active is 95 days.

All these numbers point to a thorough analysis of why some neighborhoods are going under contact in about 35 days.
