Homebuyer Demand Is Far Above Last Year’s Pace

More Info From Your Trusted Huntersville Agent!

Homebuyer Demand Is Far Above Last Year’s Pace | MyKCM

Homebuying has been on the rise over the past few months, with record-breaking sales powering through the market in June and July. Buyers are actively purchasing homes, and the momentum is continuing into the fall. It is, however, becoming harder for buyers to find homes to purchase. If you’ve been thinking about selling your house, the coming weeks might just be the timing you’ve been waiting for.

According to the Pending Home Sales Report from the National Association of Realtors (NAR):

“Pending home sales in July achieved another month of positive contract activity, marking three consecutive months of growth.

The Pending Home Sales Index (PHSI), a forward-looking indicator of home sales based on contract signings, rose 5.9% to 122.1 in July. Year-over-year, contract signings rose 15.5%. An index of 100 is equal to the level of contract activity in 2001.”

This means that for the past several months, buyers have signed an increasing number of contracts to purchase homes – well above where the market was at this time last year. Lawrence Yun, Chief Economist at NAR notes:

“We are witnessing a true V-shaped sales recovery as homebuyers continue their strong return to the housing market…Home sellers are seeing their homes go under contract in record time, with nine new contracts for every 10 new listings.”

Below is a graph that shows the impressive recovery of homes sales compared to previous years. The deep blue v marks the slowdown from this spring that turned into an exponential jump in sales that followed through the summer, skyrocketing above years past:Homebuyer Demand Is Far Above Last Year’s Pace | MyKCM

What Does This Mean for Sellers?

If you were thinking about putting your house on the market in the spring, but decided to wait due to the health crisis, it may be time to make your move. Buyers are in the market right now. With so few homes available to purchase, homeowners today are experiencing more bidding wars, creating an optimal time to sell.

Is This Trend Going to Continue?

As CNBC notes, there are no signs of slowing buyer demand this fall:

“The usual summer slowdown in the housing market is not happening this year. Buyers continue to show strong demand, spurred by the new stay-at-home world of the coronavirus and by record low mortgage rates.”

Danielle Hale, Chief Economist at realtor.com, concurred:

“In a typical year in the housing market, buyer interest begins to wane before seller interest causing the usual seasonal slowdown as we move into the fall. Due to a delayed spring season and low mortgage rates, we could see buyer interest extend longer than usual into the typically quieter fall. Whether this means more home sales will depend on whether sellers participate or decide to stay on the sidelines.”

As Hale mentioned, homeowners who are willing to sell their houses right now will play a big role in whether the trend continues. The market needs more homes to satisfy ongoing buyer demand. Maybe it’s time to leverage your equity and move up while eager home shoppers are ready to purchase a house just like yours.

Bottom Line

If your current home doesn’t meet your family’s changing needs, let’s connect to help you sell your house and make the move you’ve been waiting for all year.

Builders & Realtors Agree: Real Estate Is Back

More Helpful Information From Your Trusted Huntersville Agent!

Builders & Realtors Agree: Real Estate Is Back | MyKCM

When shelter-in-place orders brought the economy to a screeching halt earlier this year, many believed the residential housing market would follow suit. Countless analysts predicted buyer demand would disappear and home values would depreciate for the first time in almost a decade. That, however, didn’t happen. It appears the opposite is taking place.

After the bottom fell out of the real estate market immediately following the shutdown, it has come roaring back – and seems to still be gaining steam. Here’s a look at two recent reports – one from the National Association of Home Builders (NAHB) and one from the National Association of Realtors (NAR) – showing this growing strength.

Builder Confidence Hits All-Time High

Last week, it was reported that applications for new home purchases with home builders were 39% higher than in July of 2019. That has builder confidence soaring.

Each month, NAHB releases its Housing Market Index, a survey of NAHB members who rate market conditions for the sale of new homes at the present time and over the next six months, as well as prospective buyer traffic for new homes.

This month, they reported that builder confidence in the market for newly-built single-family homes increased to the highest reading in the 35-year history of the series. NAHB Chairman, Chuck Fowke, explained:

“The demand for new single-family homes continues to be strong, as low interest rates and a focus on the importance of housing has stoked buyer traffic to all-time highs…Housing has clearly been a bright spot during the pandemic and the sharp rebound in builder confidence over the summer has led NAHB to upgrade its forecast for single-family starts, which are now projected to show only a slight decline for 2020.”

The number of newly constructed homes being built will be almost at the same level as last year, even though the economic shutdown crushed home building earlier in the year.

Existing Homes Are Also Selling Like Hotcakes

Last Friday, NAR released its Existing Home Sales Report. The report revealed that month-over-month sales increased by 24.7%, setting another record for the category. The Wall Street Journal reported that the increase crushed expert forecasts:

“Economists surveyed by The Wall Street Journal expected a 14.2% monthly increase in sales of previously-owned homes, which make up most of the housing market.”

Home sales increased by 8.7% year-over-year.

Lawrence Yun, Chief Economist for NAR, explained how the resale market is just as hot as the new construction market:

“The housing market is well past the recovery phase and is now booming with higher home sales compared to the pre-pandemic days. With the sizable shift in remote work, current homeowners are looking for larger homes and this will lead to a secondary level of demand even into 2021.”

In addition, the Housing Market Recovery Index, which is released monthly by realtor.com, also showed the market is recovering nicely. The latest index reading was 104.8, which means the housing market is doing better than it was in January and February of this year. As a reference, the highest point in the index was a 106.5 in early March, just prior to the health crisis setting in.

Bottom Line

Both the newly constructed and existing home sale markets are posting numbers greater than a year ago. Real estate is back. If you’re thinking of buying or selling, let’s connect so you have the expert counsel you need along the way.

A Historic Rebound for the Housing Market

More From Your Huntersville Realtor!

A Historic Rebound for the Housing Market | MyKCM

Pending Home Sales increased by 44.3% in May, registering the highest month-over-month gain in the index since the National Association of Realtors (NAR) started tracking this metric in January 2001. So, what exactly are pending home sales, and why is this rebound so important?

According to NAR, the Pending Home Sales Index (PHS) is:

“A leading indicator of housing activity, measures housing contract activity, and is based on signed real estate contracts for existing single-family homes, condos, and co-ops. Because a home goes under contract a month or two before it is sold, the Pending Home Sales Index generally leads Existing-Home Sales by a month or two.”

In real estate, pending home sales is a key indicator in determining the strength of the housing market. As mentioned before, it measures how many existing homes went into contract in a specific month. When a buyer goes through the steps to purchase a home, the final one is the closing. On average, that happens about two months after the contract is signed, depending on how fast or slow the process takes in each state.

Why is this rebound important?

With the COVID-19 pandemic and a shutdown of the economy, we saw a steep two-month decline in the number of houses that went into contract. In May, however, that number increased dramatically (See graph below):A Historic Rebound for the Housing Market | MyKCMThis jump means buyers are back in the market and purchasing homes right now. Lawrence Yun, Chief Economist at NAR mentioned:

“This has been a spectacular recovery for contract signings and goes to show the resiliency of American consumers and their evergreen desire for homeownership…This bounce back also speaks to how the housing sector could lead the way for a broader economic recovery.”

But in order to continue with this trend, we need more houses for sale on the market. Yun continues to say:

“More listings are continuously appearing as the economy reopens, helping with inventory choices…Still, more home construction is needed to counter the persistent underproduction of homes over the past decade.”

As we move through the year, we’ll see an increase in the number of houses being built. This will help combat a small portion of the inventory deficit. The lack of overall inventory, however, is still a challenge, and it is creating an opportunity for homeowners who are ready to sell. As the graph below shows, during the last 12 months, the supply of homes for sale has been decreasing year-over-year and is not keeping up with the demand from homebuyers.A Historic Rebound for the Housing Market | MyKCM

Bottom Line

If you decided not to sell this spring due to the health crisis, maybe it’s time to jump back into the market while buyers are actively looking for homes. Let’s connect today to determine your best move forward.

Real Estate Will Lead the Economic Recovery

Hey Huntersville, Thinking of Selling?  Never pay 6% again!Real Estate Will Lead the Economic Recovery | MyKCM

With more U.S. states reopening for business this summer, and as people start to return to work, we can expect the economy to begin improving. Most expert forecasts indicate this economic recovery will start to happen in the second half of this year. As we get back to work and the financial landscape of the country begins to turn around, many experts also agree that real estate has the potential to lead the way in the recovery process.

According to Ivy Zelman of Zelman & Associates:

“Housing will fare better than expected during this severe downturn.”

In addition, CNBC notes:

“Mortgage demand from home buyers shows unexpectedly strong and quick recovery…The quick recovery has surprised most forecasters.”

Robert Dietz, Chief Economist and Senior Vice President for Economics and Housing Policy of the National Association of Home Builders (NAHB) says:

“Overall, the data lend evidence to the NAHB forecast that housing will be a leading sector in an eventual economic recovery.”

One of the big reasons why housing has the potential to be such a driving force is the significant impact it has on the local economy. This impact is particularly strong when a newly constructed home is built and sold. According to a recent study by the National Association of Realtors (NAR), the average new home sale has a total economic impact of $88,416. As outlined in the graphic below, this is a combination of income generated from real estate industries, expenditures, and new home construction.Real Estate Will Lead the Economic Recovery | MyKCMWith so many unknowns today, especially in the wake of a worldwide pandemic, one known factor is the bright spark the housing market can play in local and national recovery. Buying and selling a home goes well beyond personal growth and satisfaction – it supports our economy as a whole.

Bottom Line

According to experts, the economy will begin to recover in the second half of this year. With real estate as a driver, that recovery may start sooner than we think.

Insider Secrets For Finding Your Birkdale at Lake Norman Agent

Let's face it, a home is an expensive investment. When looking for Huntersville NC area to live, the decision must be made with the highest standard of care. Many people choose to hire a real estate agent to work with them in finding the right home for them. Here are some tips that you can use in searching for a good real estate agent.

Make sure that you are dealing with the right type of agent. There are two types of real estate agents: the listing agent and the selling agent (sometimes referred to as the buyer's agent). You need the services of a selling agent, because a listing agent is responsible for protecting the interests of the owner of the property. Here are some important questions that the NAR (National Association of Realtors) suggests that you ask a prospective real estate agent:

* How many homes have you sold in the past year?
* Can you provide a list of references?
* Do you have any obligations to the seller?
* Where will you be looking for homes?
* Will you be showing homes that offer lower commission rates?

Make sure they listen to your needs, and don't have an agenda of selling their "in house" listings before everyone else's. It is very important that you are clear about what you want. Tell them the areas that you are interested in, the style of house and your price range. If they don't seem to understand your needs, or seem to be in the interest of selling more than helping you, move on.

If you sign a contract with your agent (and you should) ask for a satisfaction guarantee. You need to be allowed to terminate the relationship if you are not happy with their services. After all, you are going to be living in the home every day, not them. They should be in it to help you, and if you feel that they aren't really helping, let them go.

You should take your time and shop around for services, just like with anything else. Buying a home is a huge step. Compare the prices of these agents, and even more importantly their qualifications, and check their references before you hire them. Hiring the right Birkdale and Huntersville area real estate agent is the first step in finding the right home.

Birkdale and Birkdale Village 2010 Outlook

Congress has extended the first time home buyer tax credit. Please review the First Time Home Buyer Frequently Asked Questions .

This is great news for those thinking of buying and selling a home in 2010.
On November 4, 2009 the FED reiterated its intent on keeping interest rates low, another good sign for home buyers and sellers. However, other financial experts believe that the FED will have to raise interest rates to stave off inflation. For those thinking of selling, this is one area to keep a close look. We will also be watching this closely for you.

Lenders are going to continue to tighten up its underwriting and foreclosures are predicted to continue at a high rate in 2010 because of unemployment.

Some 2009 Statistics for Birkdale and Birkdale Village:

1. The average days on the market in 2009 for homes that sold are 124 Days.

2. 40 homes had their listings expire in 2009.

3. There are 51 homes currently listed for sale with average days on the market of 122.

4. 54 homeowners withdrew their homes from being listed with an average days on the market of 123 days.

What does this mean to you?

1. Choose an agent that will work with you on all facets of the sale. From commissions to staging.

2. Make sure your home shows like a model. Competition is fierce.

3. Realistically price your home and choose an agent that stands by his analysis.

4. Choose an agent that is technology savvy. Blogging is critical in today’s market!

5. If selling be prepared for the long haul, homes are not moving as quickly as we are used to.

6. If buying, be patient and try not get emotionally attached to one home. Negotiations depend on it.

7. Do not take any offer personally. Low offers are the norm in today’s market.

Huntersville NC Area Real Estate | Reasons Your Listings Won't Sell

Huntersville NC Real Estate

It's overpriced. You've got to view your own property as objectively as possible. Look at the home like a "buyer"... if necessary, go out with your Realtor and view other homes that are priced comparably to yours. Be objective. Given the other options on the market (and yes, you DO have to include short sales and foreclosures on your list... your potential buyers are!), would YOU buy your home at it's current list price?

It shows poorly. This could mean almost anything... from the barking dog, to the smell of cigarettes. Maybe the home is showing a lot of wear. Things that don't show up on the internet, once you get inside the house stand out to the point the buyer can't see anything else.

You are not seen where buyers are looking!. Today's buyer comes from the internet, almost exclusively. Have you (or your agent) simply plopped the property on the MLS, and started praying? Are you on all the websites...(Trulia, Zillow, Craig's List, Google Base, etc...) all the places that buyers are searching? If not, you want to be and your Real Livng Agent in the Huntersville NC area puts your listings there (see image above).

Your house won't appraise. The house looks great... you've finally gotten someone to bring you a bid on your slightly over-priced home. But the bank appraiser says it's worth less than what they've agreed to pay. High STRESS ensues, negotiate with them. If you have to drop the price $10,000-$20,000 to make it work, "make it work" because chances are the next offer will run into the same problem.

When do I get my Money or Keys, Buying or Selling Your Birkdale and Huntersville Area Home

Two Questions I get asked about closing on Huntersville NC Area Property

1. Buyer Question: When do I get the keys to my new house?

2. Seller Question: When do I get the proceeds from the sale of my house?

The answer to these questions are not really specific to the Birkdale and Birkdale Village areas. The answer to these questions are dictated by the state of North Carolina.

Selling your home?

Both of the answers deal with the closing of the sale. In North Carolina everything really revolves around the successful recording of the deed. Ultimately sellers do not get any cash proceeds until the closing is recorded at the courthouse in the county where the home resides. In other words, unlike some other states, sellers are not given a check at the closing table.

Usually the closing attorney (selected by the buyer) has options for the seller. The check can be picked up at the office, mailed to the seller or deposited directly into an account. Bottom line however is this. The attorney probably makes one or two trips to the courthouse a day for recording. If you close in the morning, you may be able to get the check by late afternoon. Close in the afternoon, your not going to get your proceeds until the next day.

Buying a new home?

'When do I get the keys to my new home?'

Again, this is tied to the closing of the sale. However, depending on the seller and/or the agent, this decision can be altered. Often the buyer has a truck arriving with furniture or has made plans to go immediately from the closing table to the home to begin the moving process.

However, the seller has every right to delay allowing the keys to transfer until the successful recording at the courthouse. This is actually a protection for both parties. I heard of a story where a buyer began the move and sometime came up with the recordation. The seller had a horrible time getting the buyer out of the house because of the difficult eviction process that had to occur.

Much of this can be overcome with the use of a reliabe agent. Careful planning and coordination can alleviate buyer frustration with the seller wanting to delay the transfer of keys. Everyone must remember that everything is done of the protection of both parties and the real estate agents should be on top of and acutely aware of possible scenarios.

Huntersville NC Real Estate | It IS The Inspector's Job so Know Your Contracts

Being a REALTOR in the Huntersville, NC and Birkdale Village areas, I have learned that the most tense and difficult period of a real estate transaction is the inspection and potential remediation period.

When a buyer hires an inspector he/she is paying them to find flaws. Let me say it another way. The buyer is paying them to FIND something and they will!

The biggest issues that arise are anger from the seller and fear or anxiety from the buyer. I have found that education about our contracts and the process is the best way to avert problems during this process. I am amazed at the agents that don't explain the process and more importantly explain how the verbiage in our contracts affect the request for repairs and remediation.

Here is an excerpt from our Offer To Purchase Contract that pertains to this subject:

(a) Property Conditions: As to all permanent improvements except;_______________________.
if it is a condition of this contract that (i) the built in appliances, electrical system, plumbing system
heating and cooling systems, roof coverings (including flashing and chimney's, floors, walls, ceilings and roof(s) ,porches and decks, fireplaces and flues, crawl space and attic ventilation systems (if any),
water and sewer systems (public and private) shall be performing the function for which intended and shall not be in need of immediate repair; (ii) there shall be no unusual drainage conditions or
evidence of excessive moisture adversely affecting the structure(s);and (iii) there shall be no friable
asbestos or existing environmental contamination.
(b) Inspections/Repair Negotiations: Buyer, at buyer expense may inspect or obtain such
inspections of the Property as Buyer deems appropriate. Only items covered by subsections
(a)(i),(a)(ii) and a(iii) above ("Necessary Repairs:) are included in repair negotiations
under this contract.

If everyone involved understand these points, we can avoid much of the confusion and anxiety involved with the inspection process. Notice that there are no points that cover cosmetic repairs. If the home needs cosmetic updates or changes be sure you can live with them. The seller does not have to do anything about these. While some will, some won't so be prepared. Also notice the underlined permanent improvements. Even though not specifically mentioned, cracked driveways that are in bad shape can be included.

Buyer and Listing agents in the Lake Norman area should also be aware of things involving boat docks. This area can be questionable but why deal with it before it becomes a problem. It should be discussed before listing the home or making an offer to decide how it will be handled and disclose it up front.

One thing I do with my clients, both buyers and sellers, I go over this very important aspect of our contracts so that we are prepared for the inspection process.

Good agents that really understand our contacts can not only negotiate inspections and repairs very well they can also keep the process moving with little or no stress.

Please feel free to contact your Huntersville, NC and Birkdale Village Area Agent at 704 451 7051 if you have any questions about Birkdale Village Area Real Estate and/or our Offer to Purchase and Contract.

Huntersville NC Area Real Estate | Choose Your Lender Wisely

I am working with a client that just has had an experience for the books. This whole situation has changed my thinking entirely.

First let me say that I will not mention anyone or any company by name, but I will mention that my client contacted one of the big banks by filling out an online application.

The fun just began. Client gets call from what we think is a salesperson in California. (Oh, and I thought we were in the Huntersville NC and Lake Norman areas) After a few conversations, this person working for the bank sends my client a 'pre-qualification letter' and tells them to go find a home!

So... we go find a home. I purposely put the close date 60 days out because in this lending environment, you just never know. Seller agrees to the contract but asks to move the close date. Big bank salesperson, says absolutely no problem. Contract gets signed on Friday.

Monday, big bank turns client down. Big bank tells client ' We are not a credit reporting agency' and refuses (no refuses with attitude) to even discuss why!

And OH BY THE WAY: She had to get a referral and release from her current landlord of 6 years. THANKS BIG BANK!

So. What is an agent to do. I called the person that can get things done if they can be done! I will provide her website below. She is on vacation, crap! However, being the person she is, she calls my client, has her do an application and to make this short, has her on a 60 day plan that will get her the loan.

I am against going online randomly to find a lending institution. There is no personal touch and certainly no real motivation to go the extra mile. It is not about personal relationships with the big banks. It, obviously from this experience, is about volume.

So, if you have a real estate agent and they recommend some lenders they work with, remember there is a reason they recommend them. It is about getting the job done and building and retaining relationships. We DO NOT get kick backs for making these recommendations. We do, however, help get families in homes!

If you want a home with a personal touch, contact your Huntersville NC Agent at 704 451 7051!

Huntersville NC Ranked Number 2 By Forbes Magazine

Huntersville NC

From Huntersville Web Site:

Forbes Magazine recently announced America’s 25 Best Places to Move and the Town of Huntersville was 2nd on their list.

Forbes’ article highlighted the hot spots across the country for companies and their employees to re-locate.

“Relovilles,” as the article calls them are destinations for periodic relocation of major corporations to young, mid- and upscale suburbs near company headquarters and office parks in major cities such as Charlotte, Raleigh and Atlanta among others.

To locate America's best places to move, Forbes looked at "Relovilles" with populations of 25,000 and over. Forbes used data from 2000 to 2007 Census records to identify the hot spots for places where people were born out of state or abroad, who had moved to town from a considerable distance within one and five years, and who had moved for a job.

Huntersville NC Families

Forbes also noted that the top 25 Relovilles that emerged from the analysis generally have twice the incomes, twice the home values and home sizes, twice the college degrees, twice as many youth and half as many elderly among other factors. The relative strength of the Charlotte housing market during the economic downturn was also referenced as a factor that could have contributed to Huntersville’s high ranking.

Buzzwords such as “tree-lined neighborhoods” “charm” and “small-town feel” were associated with many of the 25 communities identified.

Birkdale and Birkdake Village Real Estate | The Importance of First Impressions

You know the old cliche 'You don't get a second chance to make a first impression'. This statement holds true more now than ever when it comes to selling your Birkdale, Birkdale Village and Huntersville NC home.

First impressions are everything and can make a difference between selling your home for top dollar versus staying on the market too long and getting less than you had anticipated.

Here are some tips.

Outside the home:

  • Does the trim need painting?
  • Are there toys that need to be put away?
  • Is the mailbox in good shape?
  • Is your doorbell in good working order?
  • Is the front door in need of fresh paint of stain?
  • Is the storm door clean?
  • Are the potted plants dead or flourishing?
  • Is the welcome mat clean?
  • Does the porch or stoop need sweeping?
  • Is there growth(foliage) overgrown and blocking the entrance?

Inside the home - First Impressions:

  • Is the first thing a prospective buyers smells a litter box or presence of an animal?
  • Is the presence of a smoke obvious? (you may need to have drapes, carpet and upholstery cleaned)
  • In a word (clean, clean, clean ) from top to bottom.
Rooms

  • Pre-pack if necessary. Buyers want to see your home not your furniture, trophy's and collectibles.
  • Put away things that are not needed for everyday activities.
  • Consider temporary storage like a POD if necessary.

Huntersville Area Real Estate | Mistakes Seller's Make

Huntersville NC Homes For Sale

What Are The Biggest Mistakes Huntersville Area Sellers Make?
Typically, these are Price, Condition, and Marketing ! The home must priced right, be it in good condition, and market it where buyers are looking.

Price
This is where the biggest mistakes are made by both sellers and Real Estate Agents. (Note: these are all issues that we have addressed in the past)

1. The price of the home can't be based on tax records.
2. The price of the home can't be based on what the seller owes.
3. The price of the home can't be based on tax what the seller needs to make.
4. The price of the home can't be based on what the neighbors say.
5. The price of the home can't be based on what the sellers co-worker (expert) tells them.
6. The price of the home can't be based on try to recoup the exact value of upgrades done to the home.

Condition
The first thing a seller should do is think back to when they were looking for homes. What turned them on and what turned them away. In this highly competitive market the home has to outshine the competition. The first thing is curb appeal. Keep the lawn mowed, bushes trimmed and weeds pulled. This means front yard and back yard!

In the interior, remove the clutter. Wash the dishes and clean the counter tops. Please do not paint rooms bright bright colors. If you have done this for your children, you should consider repainting a more nuetral color. On a more controversial note! Please DO NOT smoke inside your home. I have seen this turn off more buyers than anything else. I have had them walk in and walk right back out. Smoking is a choice, but in this day and age, more don't smoke than do!
Listen to your agent and the advice he gives!

Huntersville NC Home Marketing

Marketing
This is an area where things have really turned in the real estate industry. Choose and agent that is technology savvy and advanced. An agent that walks in with pretty pictures and brochures for the interior of the house is great, but how is he/she going to get them in the house? Ask them about web presence, blogging, social networking, Craigslist, linking sites and more. The statistical numbers of those that look online first keep getting higher and higher. How many of us have grandparents that now email!? The Internet is king and those of us that understand this have a better opportunity to get your HOME SOLD!

At Real Living we are commited to family, innovation and results. We strive to be innovative in our marketing which leads to prositive results.
