8621 Camberly Road in Birkdale Village has SOLD.   Listed by Roby Robertson and Carolina Living Real Estate, this home been  on the market a little longer than desired due to reasons listed below.

The home did go under contract months ago with a lease with option to purchase.  The seller opted to go this route because the buyer was willing to put down a huge amount of non refundable money.
The buyers were hedging their bets that a business windfall was headed their way.  Much to the disappointment of everyone involved, the buyer's business venture did not payoff and they walked away from this money.

Bark For Live Coming To Birkdale

Mark your calendars for Bark For Life, Lake Norman at Birkdale Village on April 21st.

Join the fight against cancer and let your furry friends fight too.  Dogs and their owners will walk a mile to raise funds of the American Cancer society.

Registration begins at 8 a.m. with breakfast from Chick-fil-a and Fresh Market. Teams can register in advance at www.BarkForLifeLKN.org or the day of the event for $20.00.

There will be vendor tables offering promotional goodies and giveaways.

Event committee chair Melissa Shoemaker will introduce raffle prices before the dogs and their owners take off.  Teams will follow the walk route around the pond and around the shopping center, with or without canine companions.

The first annual Bark For Life Lake Norman in 2011 raised $30,000 and  the home is that this surpasses that amount.

Come out and see why Birkdale is such a wonderful area and at the same time support this great cause!

Another Reason Why Birkdale, Birkdale Village and Huntersville Are Great Places To Live

Birkdale Real Estate Values Since 2007

As we all know, the Charlotte Real Estate market has been very trying for many homeowners. Like the entire country, Charlotte has had it ups and downs since 2007 with most of it being down.

Our IDX partner has recently published data giving more support to the idea that the Birkdale and Huntersville areas have been at the bottom (or top) depending on how you look at it when it comes to drops in values of real estate.

For those that don't know, our IDX partner is the software provider that gives us Charlotte area MLS data for posting on our websites.

Recent statistics showed that since 2007 the average price per square foot drops for Birkdale and Birkdale Village has been  14% and 15% respectively.  Better yet, Birkdale has only seen a 4% drop in prices. 

While some may think those numbers are high, if you look at our entire Charlotte MLS area, these numbers rank in the top 50 of communities in which there are hundreds.

Even more impressive, the Huntersville area (Area 9 in our MLS), has more than 10 communities in the top 100 with respect to holding values.

2011 Safety Town Registration Starts Monday March 14th at 9:00am

SafetyTown 2011
Safety Town is a one-week program for children entering kindergarten in August 2011 that teaches life-saving lessons on strangers, traffic, fire, pedestrians, guns, poisons, drugs, playground, bus, and bicycle safety.  The child-sized town includes working traffic lights, miniature street signs (stop, pedestrian crossing, railroad crossing, etc.), crosswalks and eight colorful little buildings representing our town!

First session week of June 13th -16th
 Second session week of June 20th -23rd
Third session week of June 27th -30th
There will be AM and PM Sessions!
9:00 a.m. - 12:00 p.m.
1:00 p.m. - 4:00 p.m.

All Sessions will be held at Blythe Elementary School
