105 experts answered from a Real Estate Expectations survey and 104 of them stated they believe home prices will increase during 2019 and 2020. Also economists with the Mortgage bankers assoc. were surveyed and 99% agreed with this survey. In 2008 there was just 1 economist that predicted the housing crash. His name is Robert Shiller and he does not believe we are in for a down turn at this time.

• 89% of pet owners say they would not give up their pet due to a housing restriction
• 81% of Americans say their pets play a role in their housing situation
• 31% of animal owners have refused to put in an offer on a home because it wasn’t a good fit for their animals
• 19% of Americans say they would consider moving for their pet
• 12% percent have moved for their pet

New home builders have actually begun installing retractable pet gates that tuck away neatly inside door jams as a highly requested feature in new homes to attract pet-parents.

So, if you are a homeowner looking to sell in today’s pet-friendly environment, point out the features of your home that will attract pet owners:

• Fully fenced in backyard – (91% of pet owners ranked this as the most important feature of a home to accommodate their pet)
• Locations of dog parks/walking paths/pet-friendly beaches in the area (71% ranked this as the top feature of any neighborhood they would consider)
• Proximity to veterinarians/groomers/pet supply stores (31%)

Birkdale Buyers and Sellers, Our Forms Changed Again

If your thinking of buying or selling in the Lake Norman Area, there are some things you should know.

Our NC Real Estate Commission and NC Bar Association do a great job of continually enhancing our forms to make them fair for both buyers and sellers. Always make sure your Realtor provides you with the most current forms.

For example, the forms most used:

• Offer to Purchase and Contract
• Additional Provisions Addendum
• Exclusive Right to Sell Listing Agreement
• Exclusive Right to Represent Buyer Agreement

were revised on July 1, 2008. At the very bottom of each form you will find the date in which the latest updates were adopted. Make sure the forms say: Adopted 7/2008. Also keep in mind that our commission allows a 60-day grace period to transition to new forms.

You should also make sure you ask your Realtor to explain the forms and/or the recent changes. The NC Association of Realtors Magazine named 'Insight' does a good job of explaining the changes for Realtors and they should be able to communicate these changes to you.
