In the two months starting September 1, 2008: A total of 7 homes sold in Birkdale and Birkdale Village.

Of the 7, 2 were sold in Birkdale Village and the remaining 5 in Birkdale.

For the 2 Birkdale Village homes, the average days on the Market was 235.
For the Birkdale Village homes, the average Percentage of sold price to list price was 100%! This was due to one of the homes getting 102% of list price (lucky sellers)

For the 5 Birkdale homes the average days on the Market was 65!
For the Birkdale homes the average Percentage of sold price to list price was 96%

During the same period in 2007:

8 Homes sold in Birkdale and Birkdale Village with 5 coming from Birkdale Village.

For the 5 Birkdale Village homes,the average days on the market was 69.
For the 5 Birkdale Village homes, the average Percentage of sold price to list price was 96%.

With the exception of the Days on the Market in Birkdale Village, last years stats for the same period are very similar to this years stats. Proof again that the Birkdale area is a great place to live and own real estate!
